The developer behind several office-to-apartment conversions in Windsor's Day Hill corridor is seeking approval for another adaptive reuse project.
Windsor CT Properties LLC, controlled by New Hampshire-based Brady Sullivan Properties co-founder Shane Brady, has applied for a special use permit to convert the vacant office building at 7 Waterside Crossing into 57 market-rate apartments.
A limited liability company controlled by Cheshire businessman and Target Sports USA owner Miodrag Delmic owns the roughly 80,500-square-foot building, but Brady Sullivan is under contract to purchase the property, according to Windsor Economic Development Director Patrick McMahon.
Plans call for 57 apartments spread across three floors, including 14 one-bedroom units, 33 two-bedroom units and 10 three-bedroom units.
Architectural plans show the proposed layouts for the first and second floors of the office building at 7 Waterside Crossing in Windsor, which would be converted into 57 apartments.
According to the special permit application, the building has sat vacant, and the conversion would return it to productive use.
The Planning and Zoning Commission is expected to hold a public hearing on the proposal in September, McMahon said.
The proposal would expand Brady Sullivan's redevelopment portfolio in Windsor.
Construction is underway on the developer's previously approved conversion of office buildings at 1 and 3 Waterside Crossing into 171 apartments, with interior renovations and site work in progress, McMahon said.
Brady Sullivan also recently received approval to convert nearby office buildings at 4 and 8 Griffin Road North into 96 apartments, while it is under contract to purchase 5 Waterside Crossing, which it intends to keep as office space, McMahon said.
Delmic acquired 7 Waterside Crossing in 2021 for $1.35 million as part of a portfolio purchase that also included nearby office buildings and development land.
