64-unit Wooster Square apartment plan pitched

A city property owner is seeking approval from both the New Haven Zoning Board of Appeals and City Plan Commission to build a new multi-unit apartment building in Wooster Square.

Owner Yoon Lee, of Wooster Lofts LLC, has a plan to build a six-story, 64-unit apartment building at 63 Hamilton St., on a quarter-acre of land that is currently used as a parking lot.

Lee bought the property for $5.2 million in October 2022 from 441 Chapel Associates LLC. That group bought the lot for $3.9 million in 2015, according to city records.

The site sits in the Light Industrial Zone in Wooster Square, next to another multi-unit residential building at 441 Chapel St., owned by Lee.

The property would be ideal for residential use over a new industrial project due to the highly-desirable area of Chapel Street and Ives Place, and New Haven’s high demand for residential units, the applicants said.

The proposal will soon go to the City Plan Commission for consideration.
