A 63-unit property in New Britain, known as The Bleu, has been sold to an LLC based in Great Neck, New York.
The principals of the company, Bleu BSD LLC, are listed as Jacob Herskowitz, Moshe Bloorian and Yeshaya Cohen. The seller was BLEU 1300 LLC, which is based in Brooklyn, New York..
The 69,386-square-foot multifamily property, located at 1300 and 1412 East St., is near Central Connecticut State University.
The Bleu was built in 1970 and features apartment homes averaging 905 square feet, including a mix of studio and one-bedroom units, along with 59 two-bedroom/one-bath units, one three-bedroom/one-bath unit and a four-bedroom/two-bath single-family house.
The apartments have an in-unit washer and dryer, dishwasher and central air conditioning.
Commercial real estate firm Marcus & Millichap brokered the deal. The sale price was $7.5 million.
Eric Pentore, Wes Klockner and Ross Friedel, investment specialists in Marcus & Millichap’s New Haven office, marketed the property for the seller and procured the buyer.
“New Britain continues to be an excellent alternative to the more affluent surrounding municipalities,” said Pentore, senior vice president investments. “The city’s pro-growth economic policies have spurred development activity and significantly improved overall quality of life.”
