63-Unit New Britain Apt. Complex Is Sold

The 63-unit Campus View Apartments next door to Central Connecticut State University in New Britain has sold for $4.3 million.

The 40-year-old complex at 1300-1412 East St. is where many CCSU students call home. The property was remodeled about a decade ago with such features as privacy dividers, washer-dryers and high-speed Internet and cable.

Chozick Realty represented multifamily property owner Campusview Apts LLC in the deal and helped locate the buyer, 1300 East Street Holdings LLC.

Stamford’s Ridgeway Deal

Greenwich investor Urstadt Biddle Properties Inc. says it paid $7.4 million to buy out its remaining partners in The Ridgeway Shopping Center on the northern end of downtown Stamford.

Ridgeway, originally built in the 1950s and redeveloped in the 1990s, is anchored by Stop & Shop, Bed, Bath & Beyond, CVS, Staples, Marshall’s, Old Navy, Michael’s, and L.A. Fitness, among others.

 

$1.2M City Apt. Sale

A 30-unit courtyard style Hartford apartment complex has sold for $1.2 million.

The property at 51 Imlay St., across from Aetna Inc. and the Lincoln Culinary Institute, was built in 1920.

In the ‘80s, plans were aired to convert the apartments to condominiums but those plans were aborted. There are 18 one-bedroom and 12 two-bedroom units.

Chozick Realty represented the buyer, Imlay Hartford LLC. Prudential Connecticut Realty represented seller Lord Commons Apartments LLC.

Kaestle Boos’ Design

Construction has started on a $3.8 million radiation oncology facility in Trumbull that bears design work by New Britain architects Kaestle Boos Associates.

The 10,000-square-foot facility is being built next door to an existing medical oncology professional building on Bridgeport Hospital’s Norma F. Pfriem Cancer Institute campus at 5520 Park Ave. Completion is set for the fall.

When completed, the building will house a CAT scan machine and a linear accelerator that will provide a wide range of state-of-the-art radiation therapy services, authorities said.

The hospital’s existing radiation oncology operations will move from their current location at 15 Corporate Drive to their new home closer to the Merritt Parkway and I-95, officials said.

Borghesi Building and Engineering of Torrington is the builder. The building’s owner is Sound Development.

 

TRU Takes Space

Trade-show operator TRU Events Marketing LLC has leased 18,000 square feet at 14 Commercial St. in Branford.

TRU lease accounts for the bulk of the 24,000 square feet available in the flex building. The landlord is Comm 14 Associates LLC.

The Geenty Group Realtors and CB Richard Ellis were involved in the leasing.

 

$2.2M Milford Office Sale

A foreclosed 25,000-square-foot Milford office building has sold for $2.2 million.

Milford real estate developer Robert Smith bought the property at 1 New Haven Ave. in December from Bank of America, which foreclosed on the building earlier in 2010, authorities say.

Three tenants partially occupy the building adjacent to the town green and overlooking Milford Harbor, according to New Haven Group Inc., which brokered the deal.

 

Madison Building Sold

A former real estate brokerage office in downtown Madison has sold for more than $600,000.

The 2,600-square-foot, 1 ½-story building has 30 parking spaces at 52 Wall St.

Buyer 52 Wall Street LLC plans an 80-plus seat restaurant for the site, according to broker The Geenty Group, Realtors.

The seller was Bible Hill Associates LLC.

 

Deep River Boat Shop

A startup inflatable boat repair shop has leased 1,000 square feet in a Deep River industrial park.

Tenant Jeffrey Going is opening his shop at 430 Industrial Park Road after spending years selling and servicing inflatables for Kodiak Boats.

The Geenty Group, Realtors represented the tenant and landlord Theodore MacKenzie in the lease.
