61-unit apartment building in Waterbury sells for $2.9M

A limited liability company headed by a Waterbury investor recently paid $2.9 million for a 61-unit apartment building in Waterbury.

Yitzchok Kaufman, of Waterbury, heads 71 Plaza WB LLC, the New York-based limited liability company that bought the 23-year-old apartment building at 71 Plaza Ave., from Waterbury Plaza CT LLC in a warranty deed received by the city on Sept. 11.

Another LLC headed by Kaufman paid $2.9 million for a 32-apartment complex at 1083 Bank St. in Waterbury in May. Another Kaufman-led LLC paid $2.55 million for a 32-apartment Torrington building in January.

Attempts to reach Kaufman were unsuccessful.

Kaufman’s latest purchase comes with four associated parcels totaling nearly 5 acres.

The principals of the seller, Waterbury Plaza CT LLC, of Montvale, New Jersey, are Zvi Horowitz and Samuel Pollak. They purchased the apartment building and associated acreage for $2.62 million in 2021.
