A 59.5-acre Southington property approved for a 283,500-square-foot industrial building has been put on the market.
In August 2023, Southington officials signed off on Spartanburg, South Carolina-based Johnson Development Associates’ plan to build on an undeveloped property with farm buildings at 99 Smoron Drive.
The property is close to Route 10 and ramps to Interstate 84. It also borders the interstate on one side.
Before the 2023 approval, developer Mark Lovely, a principal of the limited liability company that owns the property, said Johnson Development planned to buy the property after approvals were gained, and that the company was pursuing the project on speculation — without an identified tenant.
However, Johnson Development did not close on the property, which is still owned by Technology Industrial Park LLC, whose principals include Lovely, of Southington, and Jason Manafort, of Farmington.
The 2023 approval allowed for construction of a manufacturing or warehouse building with clear heights of up to 65 feet, 63 dock doors, four drive-in doors, 76 trailer parking spaces and 202 employee parking spaces.
Nicholas Morizio and John Cafasso, both with Colliers, are marketing the property.
Cafasso said the entitlement gives any developer interested in building on this site a head start of several months over other locations that have not gone through the local approval process.
"It's fully entitled and ready to go," Cafasso said. "It's a shovel-ready project."
