$50M apartment development at former Children’s Museum site in West Hartford reports strong early leasing

A roughly $50 million luxury apartment development in the heart of West Hartford has nearly 70% of its 172 units occupied or preleased just months after construction ended.

New York-based Continental Properties marked the completion of the 210,565-square-foot One West Hartford building at 950 Trout Brook Drive with a ribbon-cutting ceremony Tuesday.

The developer began leasing apartments at the five-story building in January, ahead of the first move-ins June 1. As of this week, 119 apartments were occupied or pre-leased, according to information provided by the developer.

The early leasing activity demonstrates the appeal of the luxury development adjacent to West Hartford’s vibrant downtown.
One-bedroom apartments range from 710 to 1,068 square feet and rent for $2,950 to $4,075 per month. Two-bedroom units range from 1,175 to 1,323 square feet, with rents between $4,210 and $5,160.

The development’s nine three-bedroom apartments range from 1,422 to 1,432 square feet and rent for between $6,070 and $6,320 per month.

A Continental spokesperson said demand is coming from across Connecticut, and the broader region. New occupants include a mix of young couples, empty nesters and single renters, they said.

The development includes nine income-restricted apartments. Those units carry monthly rents of $1,749 for one-bedroom apartments and $2,099 for two-bedroom units.

One West Hartford was built on property that previously housed the Children’s Museum. The developer acquired the nearly 4-acre site for $10.57 million in 2023 from the neighboring Kingswood Oxford School.

West Hartford Mayor Shari Cantor, on Tuesday, praised the project for giving new life to a previously developed spot.

“That’s smart planning, and it brings new foot traffic to West Hartford Center while strengthening the connections between where people live, play, and gather,” Cantor. said  “I’m confident that many of One West Hartford’s residents today will discover why West Hartford is a place worth staying, and a few years from now, some may be back as buyers of our homes.”

The development includes a heated swimming pool with private cabanas, a fitness center, yoga space, a golf simulator, cinema room, coworking center, dog park, pet spa and more. It also includes underground parking.

Continental will manage it itself, according to the company.

Founded in 1957, Continental said it has completed more than 25,000 housing units and specializes in market-rate housing in the Northeast. The company currently holds more than 6,000 rental units in its portfolio and describes itself as a long-term, generational owner of its rental properties.

“We share the Town’s vision for an active and vibrant West Hartford Center and are excited to be part of the community and help make such a wonderful town even better,” said Howard S. Rappaport, a principal of Continental Properties.
