420-unit mixed-use project coming to Steelpointe in Bridgeport

A new mixed-use, transit-oriented housing development with more than 400 planned apartments is taking shape near the Bridgeport Harbor Marina, part of the massive Steelpointe Harbor project.  

City and state officials gathered Tuesday for a groundbreaking of The August at Steelpointe Harbor, which will bring 420 units to 6.5 acres of waterfront space at 55 East Main St., Bridgeport.

The August is the residential phase from the development team of Flaherty & Collins Properties and RCI Group. It is part of the larger 52-acre Steelpointe Harbor master plan.

The August will have 420 market-rate waterfront apartments with amenities including an indoor/outdoor fitness center, coworking lounge with coffee service, saltwater pool and deck with views of the Long Island Sound. Residents will also have access to a private outdoor pet park and pet spa, EV charging stations, outdoor kitchens, and a pickleball court.
 
Bridgeport Mayor Joe Ganim said this project will bring a premier housing development to Bridgeport’s waterfront, and Gov. Ned Lamont touted it as another successful investment in transit-oriented projects statewide with much-needed housing components to support the influx of new residents and the need for attainable housing.

Project financing exceeds $190 million from local and national lenders, including Old National Bank with a $111 million construction loan, along with Busey Bank, Webster Bank, Newtown Savings Bank, First Bank of Greenwich, First Merchants, Essex Savings Bank, and Southern Bank. 

Additional project financing is being provided by the Connecticut Housing Finance Authority, Department of Economic and Community Development, Local Initiatives Support Corp., and Connecticut Innovations.

The mixed-use project also includes 25,000 square feet of commercial space on the ground floor, and is the first of many residential components to take shape at Steelpointe Harbor, the development team said.
