$3M Norwalk apartment building sale could pave way for redevelopment

A three-story apartment building in Norwalk has sold for $3 million to a buyer that also owns a nearby property and could redevelop the site, according to a lawyer familiar with the deal.

Buckport 84 West Sono LLC has purchased the 90,098-square-foot building sitting on a 0.77-acre parcel at 84 West Ave., from Walter Gardella.

The 13-unit multifamily property, which Gardella bought in 1998, was appraised at $2.34 million and assessed at $1.64 million in 2023, city records show.

The building was built in 1920 and features a brick exterior.

The principal of Buckport 84 West Sono is Alon Ponovka, an Atlanta-based lawyer who said he represents the undisclosed buyer. 

Ponovka said the buyer also owns a nearby two-story apartment building at 72 West Ave. The buyer may combine both properties for potential future redevelopment, Ponovka said.

“They might knock the buildings down and build something else,” Ponovka said.
