🔒30-unit Hartford apartment building sells for $2.45M

A 30-unit, 1927-vintage apartment building in Hartford’s Asylum Hill neighborhood recently sold for $2.45 million. In a deed recorded Feb. 13, a Newport, Rhode Island-based limited liability company headed by Walid Simaan sold the three-story, 21,792-square-foot apartment building at 944 Asylum Ave. to a Monroe, New York-based LLC headed by Mordechai Stern. Simaan’s company paid $1.91 million for the property in 2009. Stern’s company borrowed $2.58 million from McLean, Virginia-based Berkeley Point Capital LLC. The mortgage, which was also recorded Feb. 13, uses the apartment building at 944 Asylum Ave. as collateral. Backed by the U.S. Department of Housing and Urban Development, the loan matures in 2061.
