3 commercial/retail buildings in West Hartford sold for $1.3M

Three retail and commercial buildings on Park Road and Oakwood Avenue in West Hartford recently sold for $1.3 million.

The buildings at 175-177 Park Road and 1-17 Oakwood Ave., were sold on June 24 by Park-Oak Associates LLC to Sarjac Partners LLC of Farmington, according to town land records.

Sarjac Partners owners Michael D. Reiner and Sheila Reiner did not respond to requests for comment.

According to the website of listing broker RLM Co., the buildings had been listed for sale for $1.4 million.

“The portfolio consists of three buildings that are 100% occupied,” RLM said. “The first building is a single-story plus basement retail building with the addresses 175 Park Road and 1-15 Oakwood Ave. Approximately 86% of the building is occupied by tenants who have been there for over 10 years.”

That building, which was built in 1950 and has just under 4,700 square feet of space, is anchored by The Village Second Chance Shop, a thrift store.

The RLM website added that the building has a new rubber roof that was installed two years ago.

The second building, at 17 Oakwood Ave., was built in 1907 and has just under 1,500 square feet of space. It has one relatively new tenant, Mia Unisex Hair Studio, while the other tenants have all been there “for over 20 years,” RLM said.

The building is home to Liljedahl Brothers, a construction company founded in 1933, and an Allstate Insurance office. 

The third building, also occupied by Liljedahl Brothers, is a two-story workshop and garage building with three garage doors, “but the building size is equivalent to four bays,” RLM said. 

It added that Liljedahl will continue as tenants “for a minimum of 12 months and potentially as long as 24 months,” while the other tenants are on new three-year leases.
