A public hearing will take place next week on a developer’s proposal to build a 266-unit apartment complex along Griswold and Main streets in Glastonbury.
The Glastonbury Town Plan and Zoning Commission first opened the hearing at its Feb. 17 meeting and voted to continue it to March 3.
Main St Group LLC, controlled by developer Domenic Carpionato, is seeking site plan approval under Connecticut General Statutes Section 8-30g for the project, known as Glastonbury Apartments, at 95 and 131 Griswold St. and 2938 Main St.
The proposal calls for five apartment buildings ranging from three to four stories, totaling 266 rental units, along with a clubhouse, pool, sports court and dog park. Plans also include 453 parking spaces, including 44 garage spaces and 409 surface spaces.
The 10.2-acre site is bordered by Route 2 to the east, commercial properties along Main Street to the west and residential uses to the south. The parcels currently contain a mix of vacant land and an existing office building slated for redevelopment.
Because Glastonbury has not met the state’s requirement that at least 10% of its housing stock be deemed affordable, the application is being pursued under Section 8-30g. The statute allows developers to seek approval for higher-density housing that may not fully comply with local zoning rules, placing the burden on municipalities to justify any denial based on substantial public interests such as health or safety.
The March 3 hearing is set for 7 p.m. at Town Hall.
