A proposed $25 million industrial development in Southington has been approved.
Johnson Development Associates is planning a 283,800-square-foot industrial development with loading docks and trailer and employee parking at 99 Smoron Road and Spring Street.
The development will include 63 loading bays, parking for 76 trailers and more than 200 employee parking spaces.
The industrial facility will be built on spec, meaning without a tenant secured, and can be subdivided for up to four tenants, according to Mark Lovley, Southington-based principal of Technology Industrial Park LLC, which bought the 53-acre vacant parcel, also at 53 Spring St., for $550,000 in 2021.Â
Plans called for Johnson to purchase the parcel from Technology Industrial Park for an undisclosed sum once land use approvals were in place. The site plan and other permits were approved by the Planning and Zoning Commission on Aug. 23.
Developers from both teams could not be reached for comment.Â
Suitable tenant operations would include industrial storage and distribution, but no manufacturing, Lovley said.
Developers are aiming for a spring 2024 construction start, with occupancy around a year later.
Johnson has projects in Pennsylvania, New Jersey, Florida and the Carolinas, and is looking to expand into the Connecticut market with this Southington project, Lovely said.
Johnson has developed more than 28 million square feet of industrial property, along with 28 multifamily communities, and more than 70 self-storage facilities, according to its website.
