A 200-unit West Hartford apartment complex near the town line with Hartford recently sold to New York investors for $33.5 million.
In a deed recorded Aug. 1, the 1971-vintage “Cove West Hartford” apartment development off Kane Street sold to a collection of five limited liability companies.
The buying LLCs all share an Elmsford, New York, address with Paredim Partners, a multifamily investor focused on properties in the Northeast.
The principal of the five LLCs that now own the property is “Par Cove Manager LLC,” whose principal is David Parisier, founder and managing director of Paredim.
The property, listed as 106 Kane St. in online marketing materials, was sold by a limited liability company whose principal is Maurice Kaufman, working out of a midtown Manhattan address.
The property is located just south of Kennedy Park, a short distance from the $90 million, 292-unit “One Park” apartment development completed by Lexington Partners in 2023.
Victor Nolletti, Eric Pentore, Westley Klockner and Ross Friedel, of Institutional Property Advisors, a division of Marcus & Millichap, represented the seller and procured the buyer.
The property includes an 8,000-square-foot clubhouse with a community room, outdoor patio, pergola and firepit, according to IPA, which announced the sale. One-bedroom units measure 803 square feet and two-bedrooms measure 1,103, Pentore said.
