18-lot subdivision proposed in Southington

A West Hartford-based home furnishings store owner and developer is looking to build an 18-lot open space subdivision in Southington.

Owner and applicant Sami J. Abunasra, of Evergreen of Southington LLC, has submitted plans to the Town Planning and Zoning Commission for the Woodruff Estates, at 567 Woodruff St.

The 18 single-family homes would sit on individual lots in a new cul-de-sac called Jordan Street, off Woodruff Street in the town’s residential zone.

The plans also include an area that will be kept as open space. 

The proposed development site is the former Evergreen Nursery, and contains retail and industrial buildings, open space and greenhouses.

Abunasra bought the 7.7-acre property for $450,000 in 2021, and it’s currently appraised at $806,000, according to town land records.

Abunasra has been a busy investor lately. 

In West Hartford, he applied to build a five-story building with 150 apartments and restaurant and retail space along New Britain Avenue, in space formerly occupied by an Ashley HomeStore location.

He still owns and operates Ashley HomeStores in Manchester and Newington.

In July 2023, Abunasra and his brother Nazeeh Abunasra paid $3.3 million for the shuttered 161,744-square-foot Macy’s building in the Brass Mill Center mall in Waterbury, with plans to turn it into a retail plaza.
