122-year-old Waterbury factory building listed for $1.5M

A 120,000-square-foot manufacturing building in central Waterbury has been listed for $1.5 million.

The two-story building at 574 E. Main St. — built in 1904 for eyelet manufacturer E.J. Manville Co. — sits on 2.3 acres at the corner of Brass Mill Drive and East Main Street, next to Brass Mill Center mall. The property is also near the interchange of Route 8 and Interstate 84.

The building is owned by Ohio-based Owens-Illinois General, a maker of glass containers. Most recently, it was leased to Eyelet Design Inc., which was acquired several years ago by Waterbury-based Seidel Group.

Seidel later consolidated Eyelet Design, and other recently acquired companies, at its Thomaston Avenue headquarters.

The property is being marketed by Ed Godin of Middlebury-based Godin Property Brokers. Godin said the building has been vacant for more than a year. It is being sold as-is and will require repairs and some environmental remediation, he said.

Godin is marketing the site for manufacturing reuse or warehousing.

“The industrial market remains fairly strong and we are optimistic we will find someone to put the building back to work,” Godin said.
