$10M Bristol Boys & Girls Club underway

Ground has broken for the new, $10 million Bristol Boys & Girls Club and Family Center.

When the 38,000-square-foot facility at 255 West St. opens around next Labor Day, it will replace the current club at 105 Laurel St., and the family center at 47 Upson St.

The Laurel Street property is currently for sale or lease, said Executive Director Michael Suchopar. The family center is being leased to Oak Hill School For The Blind.

Webster is financing the construction, including a $4 million loan and $2.2 million in federal tax credits the Waterbury lender has acquired.

The club also has gotten a $2 million state grant; a $1.4 million contribution from neighboring ESPN; $1.1 million from the Tinty Foundation; and the rest as other donations from businesses, foundations and individuals, Suchopar said.

Architect is Amara Associates of West Hartford. O&G Industries Inc. of Torrington and Carpenter Associates are the contractors.

R.I. lender’s CT plays

Rhode Island lender Washington Trust has financed a pair of commercial properties in Westport and Wallingford.

In Wallingford, developer Tartaglia Commercial Properties Group of Monroe borrowed $2.6 million to build a 7,500-square-foot retail center at 1086 N. Colony Road, just north of the Merritt Parkway.

The 1.13-acre property set for completion in early 2014 has pre-leased space to tenants, including Verizon Wireless and DiBella’s Old-Fashioned Submarine Inc.

In Westport, landlord Westport Partners LLC got a $10.5 million mortgage to acquire and renovate a downtown retail-office building at 180 Post Road, one block from Main Street.

Fortis’ $2M Saybrook lease

Fortis Business Media LLC of Nashville, Tenn., has leased 25,000 square feet at 141 Mill Rock Road, East, in The Old Saybrook Business Park in Old Saybrook.

The seven year initial lease term has a value in excess of $2 million. Fortis and its BLR division distributes written materials dealing with numerous topics including OSHA compliance, sexual harassment, human resources, best practices, etc.

The Geenty Group, Realtors in Branford represented landlord Mill Rock Leasing LLC.

O,R, & L Commercial in Branford was Fortis’ broker.

No. Haven urology center

Yale New Haven-Hospital signed a long-term lease in a North Haven building for its expanded urology center.

Due to open early next year, hospital urologists will treat outpatients in 4,124 square feet of space at 1291 Boston Post Road in Madison.

Pearce Commercial represented landlord 1291 Boston Post Road LLC. Cushman & Wakefield represented the hospital.

TXX leases in E. Haven

TXX Services Inc. signed a lease in a light-industrial building in East Haven with 3,289 square feet for its cross-dock operation adjacent to Tweed-New Haven Airport.

Now fully leased, the building at 250 Dodge Ave. contains 120,000 square feet. It is also listed for sale at $3.35 million.

The company receives tractor-trailer loads of pharmaceuticals on skids, then divides the contents into smaller parcels for van delivery to hospitals, authorities say.

Landlord is Dreadnaught Properties CT LLC.

The Geenty Group, Realtors, was sole broker in the lease and is the building’s listing broker.
